Building Optimization
Using Conservation Principles

 
As partners to NYSERDA GREEN GURUS will perform the following tasks for existing Buildings:
 
1.	Initial walk-through of the buildings, with inspection of the boiler rooms, the common areas, 
	the roof and about 20% of the apartments. 
 
2.	Combustion efficiency tests to determine the percent CO2, the flue gas temperature and the
	amount of excess air.  Calculation of overall boiler efficiency.  Boiler/burner tune-up 
	(Example: Adjustment to 10% CO2, 82.5% efficiency, 350F flue gas temperature, $2,5000 savings per year).

3.	Checking of steam traps (2 pipe systems) or air vents (1 pipe system) to eliminate steam 
	losses and unbalanced heating.

4.	Preliminary list of recommended Energy Conservation Measures (ECMs) such as lighting
	upgrades, window replacements, roof repairs and building envelope improvements.  These 
	ECMs are the basis for the Energy Reduction Plan to be submitted to NYSERDA.

5.	GREEN GURUS will submit your application to NYSERDA (TRC).
 
6.	GREEN GURUS will benchmark your building, identify minimum performance goals and develop an 
	Energy Reduction Plan.
 
7.	GREEN GURUS will submit a draft Energy Reduction Plan, a complete Benchmarking Report to TRC 
	with a request for Payment #1 (refer to performance incentive chart). When 
	NYSERDA approves this, you’ll receive Payment #1.
 
8.	GREEN GURUS will assist with the bidding process
 
9.	GREEN GURUS will monitor the construction process to ensure the appropriate steps are being taken to 
	achieve the expected performance goals.
 
10.	At 50% construction completion, GREEN GURUS will submit a 2nd request accompanied by the 50% 
	Complete Inspection Report and any necessary supporting documents. When NYSERDA 
	approves it, you will receive Payment #2.
 
11.	At 90% construction completion, GREEN GURUS will submit a 3rd Payment request, accompanied by 
	the Substantial Completion Construction Report. Upon NYSERDA approval, you will receive Payment #3.
 
12.	Within 12 to 18 months post-construction, GREEN GURUS will re-benchmark the building and submit 
	the Post-Construction Benchmarking Report to TRC, with a final incentive request and fuel 
	release forms for three years
 
13.	If the building does not meet the minimum performance goals, it will be re-benchmarked at 
	18 months post-construction. Upon achievement of building performance goals, you will receive Payment #4.

As partners to NYSERDA, GREEN GURUS will perform the following tasks for new construction: 1. GREEN GURUS will download, complete and submit the application and will perform a • Baseline Simulation • Proposed Design Simulation, and an • As-Built Design Simulation. eQuest Modeling 2. GREEN GURUS will work with Owner and its design team to incorporate energy-efficient design into the project such that it conforms to the requirements of this Program and will achieve the modeled energy performance target required to receive the ENERGY STAR® label. 3. Once the energy-efficient design is 75% complete, GREEN GURUS will submit • a draft of the initial Energy Reduction Plan • evidence that 75% of the design team's fees have been paid, and • the contract to TRC. When NYSERDA approves this, Owner will receive Payment #1. 4. Once the designs are finalized and TRC approves the initial Energy Reduction Plan that shows achievement of the performance target, Owner will receive Payment #2. 5. GREEN GURUS will help Owner with the bid process and monitor the construction process to ensure the appropriate steps are being taken to achieve the expected energy performance goals. 6. GREEN GURUS will inspect and test the performance of important energy-related measures to ensure proper installation. a) GREEN GURUS will review regular (preferably weekly) field reports or other meeting notes from the construction team to remain aware of any changes to the proposed design of the building. b) GREEN GURUS will consult on procurement or installation issues of the recommended measures during construction as may be requested by the developer, design team, and/or construction team. Building Management System c) GREEN GURUS will update the proposed design model to reflect any proposed or actual changes in the recommended measures or costs to inform the developer on impacts to achieving the Performance Target or to the cost-effectiveness of the altered recommended measure(s). d) GREEN GURUS will inspect and verify all of the recommended measures according to the System Performance Testing Protocols and incorporate the results into the as-built model to confirm that the model assumptions accurately reflect the installed recommendations and performance metrics. e) GREEN GURUS will finalize the model and prepare a report based on the As-Built Building Performance Report template to reflect all changes to the design and/or cost as well as the system performance results and update the projected energy consumption and incremental cost of the recommended measures of the final, constructed building. f) GREEN GURUS will submit the report to the Program Implementer for review and approval. 7. After the building has completed construction GREEN GURUS finished the final Energy Reduction Plan incorporating any changes made during construction. This will document that the final modeled performance meets or exceeds the performance target. Now Owner will receive Payment #3. 8. After NYSERDA has received fuel release forms for the common areas and from 10% of the residents, as described in the Participation Agreement, Owner will receive Payment #4.
